The future of Thane

The future of Thane: from suburb to downtown

Thane is moving from a suburb people commute from to a destination of its own: new metro lines and a tunnel to the western suburbs, and mixed-use districts like Godrej Downtown Avenue that put homes, offices, shops and green spaces at one address.

Thane, then and now

In 1853 Thane was the terminus of India's first passenger train. For most of the century and a half that followed, it grew as Mumbai's overflow: lakes, greens and factories, then housing for people who worked elsewhere. That pattern is changing.

Three shifts

  1. Connectivity in every direction. Metro Lines 4, 4A and 5, the Ring Metro, the tunnel to Borivali and the freeway extension. See Thane infrastructure.
  2. Work coming to Thane. Beyond Wagle Estate and the IT parks, Grade A offices planned inside residential districts.
  3. The destination neighbourhood. Instead of towers that rely on a car for everything, places where the café, the office and the park are a walk away.

Thane already has its places, just not in one place

To live: Pokhran Road, Manpada, Ghodbunder Road. To work: Wagle Estate, Ashar IT Park, G Corp Business Park. To unwind: Sanjay Gandhi National Park, Upvan Lake, the Yeoor Hills. The developer's case for Godrej Downtown Avenue is that Thane's next step is bringing these together. Every great city, its presentation argues, has a downtown district.

What it means for buyers

Neighbourhoods at the meeting point of new transport and new workplaces have historically outperformed. In Thane, that point is Manpada. Weigh it against the risks in our worth-buying analysis, and see ET Edge Insights on the rise of the destination neighbourhood.

Questions

Future of Thane: what buyers ask

Is Thane a good place to buy property for the future?

Thane combines a large stock of new housing, established social infrastructure and an unusually long list of transport projects. Those are the conditions under which prices have historically held up. The risk is timing: the projects take years, and some of their benefit is already in today's prices.

Will Thane become a business district?

Thane already has Wagle Estate and IT parks. Mixed-use developments with Grade A offices, such as the one planned at Godrej Downtown Avenue, would add workplaces closer to where people live.

What is a destination neighbourhood?

A place people travel to, not just from: where homes, work, shopping, dining and leisure sit together. Thane's new mixed-use districts are designed around this idea.
