Godrej Downtown Avenue / Worth buying?
Worth buying?
Is Godrej Downtown Avenue worth buying?
Yes, for end users and long-term buyers who want a large, green, mixed-use Godrej address at the metro and tunnel, and who will verify the RERA registration first. Less so for short-term flips, as pricing already reflects much of the upside.

Pros and cons
In its favour
- ~18 acres by a listed national developer
- Offices, high street, cafés and green spaces inside
- Metro Line 4 at the gate; Borivali tunnel beside the site
- National-park views to the west that stay green
- EOI benefit up to ₹25 Lakh; EOI 100% refundable
- Wide range: 750 to 2,000+ sq.ft.
Against it
- Not yet RERA-registered; plans can change
- Priced at the top of Manpada (≈ ₹25,200–28,700/sq.ft.)
- Phased build: construction around you for years
- Infrastructure dates are targets, not promises
- Ghodbunder Road traffic until the new links open
Who it suits
- Families upgrading within Thane who want space and a better neighbourhood, not just a bigger flat.
- Western-suburb buyers priced out of Borivali or Malad for the same size, who will use the tunnel.
- Long-horizon investors buying the 2 Bed for rental and growth over 7+ years.
Who should think twice
- Anyone who needs to move in within two to three years.
- Short-term investors expecting a quick resale premium.
Our verdict
Godrej Downtown Avenue is one of the more distinctive launches in Thane this year, mainly because of what sits inside the gates and what is being built outside them. Submit the refundable EOI if the configuration and price fit, then decide finally once you see the RERA registration and the unit plan. Use our checklist at that point.
Questions
Worth buying?: what buyers ask
Is Godrej Downtown Avenue worth buying?
For an end user who values space, green views and a walkable district, and can wait for possession, it is a strong option in Thane West. For a short-term investor it is less clear-cut: the price (about ₹25,200–28,700 per sq.ft. of carpet at EOI) already reflects much of the location's promise.
What are the biggest drawbacks?
It is pre-launch, so the plan and possession date are not yet fixed by RERA; it is priced at the upper end for Manpada; Ghodbunder Road traffic remains until the metro and tunnel are running; and phased construction will continue around early towers.
Should I pay the EOI now or wait for launch?
The EOI gives you priority unit selection and the EOI benefit (₹10 Lakh to ₹25 Lakh). The developer states that the EOI amount is 100% refundable, so the main cost of waiting is losing first choice of floors and views.
