What the plan brings together

  1. Premium residences: 2 and 3 Bed Residences and the Signature Collection of larger 3 and 4 Bed homes. See configurations.
  2. Grade A offices: workplaces inside the premises, the "walks to work" in the developer's words.
  3. High-street retail: shopping, cafés and restaurants on a street rather than in a closed mall.
  4. Green spaces and experiences: landscaped areas designed around everyday life, next to the national park.

How the site sits

In the aerial photograph, the land runs between Ghodbunder Road (with the Metro Line 4 viaduct) on the east and the forested slopes to the west. Established high-rises of Manpada stand to the north-west. The Thane-side approach of the Thane–Borivali tunnel runs past the site.

What to check when the plan is out

  • Which phase your tower is in, and its own RERA possession date.
  • Where the offices and retail sit relative to your tower: convenient, but also traffic and noise.
  • Open-space percentage and whether podium gardens or ground-level greens.
  • Separate entries for residents and for visitors to the commercial areas.

Questions

Master plan: what buyers ask

Is the Godrej Downtown Avenue master plan released?

Not publicly. The developer has shared the concept (residences, Grade A offices, high-street retail, dining and green spaces) and the land extent. The approved layout is published with the MahaRERA registration; we share it with registered buyers as soon as it is out.

How much of the 18 acres is being developed?

The developer's disclosure gives the larger land as about 73,920 sq.m. (about 18 acres). About 54,855 sq.m. is layout land being developed, after areas handed to Thane Municipal Corporation under existing approvals.

Will the project be built in phases?

Yes. The developer states that the layout land will be developed in a phase-wise / segment-wise manner. Each phase usually gets its own RERA registration and possession date.
